Hi Katton,

 

I've been a builder for 25 years and sub-floor spaces like your photos are nearly always damp places with very poor ventilation, even in good weather.

 

If it feels damp under there or the soil is damp to touch, you might want move. Watch them close. Good luck man.

Hi Husky, thanks for your good advice.

  My place sits on stumps about 1200mm of GL on a natural sandy soil. Its dry as a bone. Also the subfloor isn't enclosed as such, no pesky air/brick vents just got 100mm horizontal battons with big 50mm gaps right the way around.
