A cannabis crop worth $100,000 has been seized by police in Melbourne's outer east after a tip-off from the public.

Police raided a garage in Ferntree Gully and charged a Mulgrave man, 36, with a series of drug offences after discovering 115 cannabis plants.

Acting Sergeant Lee Nichols from Croydon Divisional Tasking Unit said the garage's hydroponic set-up had allegedly used stolen electricity by connecting cables to the power before it was read by the meter.

He said police searched the property after anonymous calls made to Crime Stoppers.

"We are grateful to those in the community who have taken note of what they believe was suspicious activity, and then reported it to Crime Stoppers," Acting Sergeant Nichols said.

The Mulgrave man today faced Melbourne Magistrates Court for a filing hearing charged with cultivating a commercial quantity of cannabis, trafficking a commercial quantity of cannabis, theft of electricity, and possession and use of cannabis.

Acting Sergeant Nichols said signs of a hydroponic cannabis crop included:

- Blocked out windows in homes and garages;

- Strong odours or the humming sound of fans;

- A large number of power cables connected to a garage or house;

- People who come and go from house but do not appear to live at the property; and

- A large number of cars parking for short times outside the house.
